    Moving home is expensive and stressful. So try and move as few times as possible. I think the flat sounds large enough for you to grow into whereas the house sounds a bit small for you already.

    Is the flat actually a 4 bedroom flat or could those rooms be anything you wanted? e.g. dining room, study, move the kitchen, move the bathroom, have another bathroom etc.


    Just because it says it's currently a bedroom doesn't mean it has to stay as a bedroom...it could be the dog's room or anything you want it to be...so eventually you'd get the property you wanted.


    Larger rooms, big garden, shorter commute over a rabbit warren housing estate any day :D

    Given you've mentioned that the budget is tight, I suggest you need to be very clear about the service charges and any contributions to the sinking fund you're on the hook for in respect of the flat as these charges are likely to be both non-negotiable and recurring, whereas with a house it's up to you to decide how much maintenance you're willing to do (and pay for).

    I've done this myself a couple of times - give me a large flat with all the features over a modern bug hutch house every time - especially if it has a garden.

    we went for the flat :)

    however we were out offered. Sigh. The other buyers upped the offer by 5k the estate agent wanted us to go up another 5K to bring us in the lead.

    5K is not a lot, but a ftbs we don't have much to play with and 10K is way out of our range. (and it proved the point that someone wanted it enough to out bid us)

    However I have refused to go to the 2 bed.... For the moment anyway.
    Please note I have a cognitive disability - as such my wording can be a bit off, muddled, misspelt or in some cases i can miss out some words totally...

    My block consists of 3 bed flats. All bar mine are occupied by families - who would have to spend another 100k to get the same space in a house in a similarly desirable area. So it seems to me resale is is unlikely to be a problem.

    Outside space may be problematic - in my experience very few people on the upper floors of a converted house or block actually use the garden, even when allocated a private bit.

    Me, I'd always for for as much space as possible. Buying may be an investment but it is also about having and enjoying a home. What's the point of living somewhere you hate just because you think it would sell more easily in x years time?
  • Late thirties/early forties is not an "older" couple! I thought you must be in your fifties when you described yourselves that way.

    Sorry that you didn't get the flat but my first thought was that neither sounds quite right and it would probably be wise to keep looking.
