Advice on areas to buy in London, currently looking at Highams Park and Chingford

Indeed - travel cost is a factor so perhaps do a quick spreadsheet of mortgage payment + bills + season tickets to compare your monthly costs.0

Thanks Elverson, much appreciated, especially as my knowledge of South London off the tubes is pretty much non-existent.
Rumour has it that SE London remains (relatively) good value because it's not on the tube map - so people think it doesn't existPeckham has become cooler (and thus more expensive) since its Overground station was added to the map a few years ago!

I agree! have a look at Norwood Junction (SE25) - there is a fast train (12mins) to London Bridge (a quick tube ride from there to Angel), and also a direct train to Victoria (22mins). You can buy a great house with a garden and parking for £400k-£450k easily.0 -
I would suggest slightly further out than Crofton Park - maybe Bromley, Chislehurst or Orpington? £550K buys a lot of house in Orpington and all of those stations are c. 20 mins to London terminals (they also have potential direct trains to Elephant & Castle).
Also Dartford/Greenhithe where the commuting is not quite so good (although Ebbsfleet -St Pancras is 17 mins), but £550k is fully detached house territory. Bluewater centre just round the corner.

would Loughton and Woodford Green out in that direction be worth looking into?
Woodford Green and South Woodford aren't too bad, as is Theydon Bois.
Loughton i'd be wary of because it eventually becomes Debden which isn't a great area so if you do look there just make sure to have a good look on Google Maps to see if the properties in question are the Debden end of Loughton or the Buckhurst Hill end0 -

..but you need to be careful where in those areas you buy, if you go too far South you move into Walthamstow which isn't as nice so stay North of the North Circular.
Ha ha, different strokes for different folks, obviously, but the idea of Woodfood and Highams Park being higher up the property ladder than Walthamstow is laughable. Those are places that people either go to die or live out a quiet and dull life until they do. Not quite London, not quite Essex, not quite anywhere. Zzzzzzzzzzzz.0 -

The whole dynamic out there has changed a lot in recent years from what I can see, looking along those stations on the train line, from what everyone says to me it used to be Walthamstow very much the cheapest, Highams Park next cheapest and Chingford North the most expensive, Chingford and Walthamstow have very much swapped places these days pricewise and Highams Park is pretty similar to Chingford now.
Walthamstow Village is lovely and I would like to live around Lloyd Park but neither are obviously within price range for a house unfortunately, so its off to live out my dotage in the suburbs for me0 -

Thanks to both of you for the recommendations, I had a quick look at Chislehurst yesterday as a friend mentioned it as a nice area, but prices were coming up out of budget for anything near the station, its the usual issue that the further out you move the closer you want to be to the stations0
