    Turn the stairs around so they go up to the outside wall. Use the wardrobe and store space to make a return corridor.
    Then coats could go between the front wall and the stairs. Enclosed if you wish, but would mean the stairs having no natural light.
    Then enclose the whole.area where the clocks room is as the playroom/utility.

    Not sure I've explained that very well. But hope you understand.

    What would you hope to spend creating that? It will affect what you end up doing!

    Ihave a couple of ideas for downstairs but want to see it on my laptop first - phone doesn't display it properly (why is that? It always used to be fine)

    Thanks i get what you mean and thanks for ideas all so far. Haven't got a big amount to spend on a house so looking for something to re-do. have enough savings to be able to spend on building works.
    Just something i saw and was intrigued by.
  • I would split the through lounge, to make a small room at the front and a separate door going in to it from the hallway. You could just extend the wall through at the point where the room widens, where the door currently goes in to the lounge & keep the existing door to make the lounge/dining room at the back the larger room and the small room at the front the playroom.


    Or where there seems to be a bit of wall space sticking out between the lounge and dining room, build that wall up properly and put a door on it to become the playroom.


    Stairs, move the bottom few steps 180 degrees, so you are entering the stairway from the front of the property instead of where they currently are. This then frees up that space so the downstairs cloakroom can be extended in to the space to create a utility room.

    Using the powers of Microsoft Paint:

    I've had enough now, but you can also subdivide the utility so you have a loo with a door directly off the hall and still a smallish utility. Or the whole utility is accessed off the hall and the loo is in there also.

    The stairs look strange where they are for the extended porch but they are in the best place to maximise the use space upstairs.

    I don't have dimensions, but the remainder of living area looked big enough to split into separate rooms.
