Renting - Kitchen lino damaged by washing machine

Hi all,

When I moved in, I noted on the inventory that the lino where the washing machine sits was damaged, in that it was wrinkled and lumpy. It made it very difficult to get my washing machine in, and its always had to stick out a bit into the kitchen.

Today I moved the washing machine out, and saw that the lino is now ripped.

I dont want to lose any of my deposit over this - what chance does the LL and their agent have of claiming it against me?

    Not much as you declared it at the beginning. Did agent or LL agree with your change to the inventory record?

    Even if lino was ripped under the machine it doesn't really matter as it's under the machine hidden away. I wouldn't worry about it.

    When I gave the inventory back, it was almost 5pm so they just stamped the copy and gave it back to me.

    Hopefully it will be fine, but these agents are pretty attrocious.

    How big is the kitchen? I can imagine you will lose much anyway, new Lino is not expensive and if it was several years old then there claim would be reduced a lot.

    If it comes to it, the deposit protection scheme's arbitrators decide if it's reasonable or not.

    It was wrinkled, now it is ripped. You will be liable for the difference but not the full new cost as that would be "betterment".
