Renting with poor credit history

Options
I am having to find a new place to live and I am concerned that my previous poor credit history will cause a problem.
I was on a Debt Management Plan until mid 2014, since then everything has been fine.
I have been in my current place for 5 years and never had a problem paying the rent.
I have been in my current job for 15 years.

Advice is welcome.

I have already posted in the House Buying, Renting & Selling Board with no response.

    Hi Andy,

You should have no problem renting Andy.

Any potential landlord only has access to the "public information" section of your credit file, unless it's a housing association with a consumer credit licence.

They can't see your financial information, so as long as you have no IVA's, DRO's, or are Bancrupt, you should be fine !!!

Even if you did have any of the above, it would not always be a barrier to renting.

  • Hi, sorry to hijack the thread. Does the same advice regarding access to credit files apply to letting agencies?

Same advice yes. Letting agents and landlords use companies that check the public records for a fee. Those companies are the same.

Thank you both sourcrates and HappyMJ, that puts my mind at rest.
I do not have any IVA's, DRO's, or am Bancrupt.

Should I mention that I have had problems in the past to the letting agent or landlord? I would prefer to be upfront.

  • You can also offer to pay for rent guarantee insurance for the LL.

The rent guarantee insurance is only valid if the tenant passes credit referencing....i.e has no CCJ's. RGI also has a one month excess to pay and only pays until the end of the fixed term. May as well pay all the rent upfront.

Update - I passed the credit check with no comment from the letting agent.

    Happily unpacking now!
