    was the financial side of things not sorted when he divorced? what does the paperwork say?

    It is highly likely she will be entitled to something, yes.

    who has been living in the property? if rented, the rental income would be split as per the property ownership for tax purposes

    so was the financial side of divorce not dealt with at all? if that's the case, how long were they married, were there children? how long have they been divorced?

    You probably need legal advice. It is very unwise to leave the financial side of divorce up in the air (but seems quite a common thing to happen). You would try wikivorce.com for help - the forums are full of knowledgeable people.
