Mortgage declined due to wrong dob

Hi. I'm new to this site. But just needed someone's help. I'm in a really bad situation at the moment. I applied for a mortgage with tsb in November but they declined me due to the fact they couldn't verify me then I tried again with rbs in January and they declined saying the same. My credit report is 999. I have no negative factors. I am on the electrol roll register. Im making excuses to the estate agents as I don't want to lose the house. The problem all started when I applied with tsb it was through a broker and he put my wrong dob on the application. When it's gone to head office they've come back to the broker about the dob, only then did the broker realise his mistake. He sent in my id, eg driving licence and passport. This is where the problem starts from I think someone in tsb has amended my dob on the system and messed up my case. They then had a different dob on file and a different dob on my id. The underwriter declined me. The broker admits his fault and think that because tsb and Lloyd's ( i have a Lloyd's account) used to be one they messed up peoples data and that tsb probably never had no dob on there file and when my mortgage application has gone in someone's just typed in the wrong dob onto the system and that's why I got declined. I know tsb have messed up. My broker thinks that tsb have put a tag on my name for fraud that's why I got rejected with rbs. I have put a complaint in with tsb as to how and when my dob was changed. Ive been so stressed these last two months that it's actually making me ill. I feel so sad and fed up. Can anyone advise me if they've ever been in this situation and as to what can I do?? I don't want to lose the house too

You need a different Broker, something as simple as a DOB error is unforgivable tbh

    Btw don't post twice please

    I don't get this.

Your date of birth as confirmed on your ID can simply be changed if keyed incorrectly.

If your broker cannot sort this out, find another.

How can you be held accountable for a mess up by a broker.

I would check your credit reports for any CIFAS entries - maybe too soon though.

Have you asked TSB what is the issue here? They may not answer but it cannot be right that they put a fraud marker against you - if correct - because someone else simply keyed wrong data. That must happen regularly with dates of birth and addresses as its easy to make errors or in the case of addresses (e.g. flats) present them differently.
  • I'd hazard a guess that the broker isn't being completely honest with you here about what's gone wrong.

All is not lost yet so don't give up and as mentioned by the people above I'd suggest using someone else.

I very much doubt a minor clerical error like this is the issue. Its something easily edited and the lender has proof of date of birth in the ID provided.
    My credit report is 999.

Forget that marketing score. it has zero relevance.
I have put a complaint in with tsb as to how and when my dob was changed.

And the outcome of that will tell you a lot.

  • Hi guys. Thanks for your replies. I'm scared to apply a third time within a few months as I don't want to get declined again. Both rbs and tsb have come back and said they can't verify me. I don't understand that. I hope the broker hasn't tried doing fraud on my name or something. I've put a complaint in with tsb and spoke to the manager on phone. They said they have prioritised my case. I am going to keep hounding them. I will ring up again next week. I only put a complaint in 2 weeks ago and they have 8 week before I can go to the ombudsman. I tried getting details of chief executive but no luck . Do u lot think it could be something more serious in the background, apart from wrong dob???? I'm so worried.
  • I'm fed up with experian. They are a utter waste of space. I'm going to get all this sorted then cancel with them. They just pass me around from person to person

Despite marketing to contrary, credit reference agencies cannot help you obtain a mortgage.

Credit reference agencies hold the information referred to by Lenders when making lending decisions. Lenders pay no attention to how the credit reference agency 'scores' the borrower, or the agency's opinion of the borrowers history.

Obtain statutory copies of your credit files from all the credit agencies. They only cost £2 each. Then see what information is held.

How long have you been on the electoral roll?

I've got membership with experian and there's nothing bad on my credit file. Even experian Are surprised I carry on getting declined. I have been on the electoral register for 2years. I was registered at my previous address before this too. My broker told me to get my self registered with n hunter. Anyone used them?
