Hi
Just had a quote from an Architect for a 2 storey extension for full planing of £3500 + vat +council fee
Not sure if this is des oblige or not.
Any advice great fully received

What is the size/budget of the extension?
Is the main house large/listed/in a conservation area?
Is the site completely flat?
Are you wanting to do something interesting or completely bog standard?
Will they provide different options for you?
Are they registered architects?

Whatt does the quote include?full planning application
What is the size/budget of the extension? 60,000 14m2 first floor and 38 m2 ground floor
Is the main house large/listed/in a conservation area? 4 bed linked detached 1970
Is the site completely flat? Yes
Are you wanting to do something interesting or completely bog standard? I would say standard

Seems expensive, just get some more fee quotes from architectural designers. £1500 would seem more realistic for design only for Planning and Building Regulations (no contract administration/project management)0

it does seem a bit steep for planning permission given the budget - how realistic is your budget?
£3500 for up to and including planning would suggest a build cost of nearer 100k - does it include a measured survey?
If you want to use an architect then get one, or if you are comfortable with having an "architectural designer" do the drawings look for some others working in your area for comparison
the other thing to note, if he's been recommended by someone you know and has a track record of decent work coming in on budget then that's where paying a few hundred extra provides good value in the long run.
