Selling house - what exactly constitutes 'fixtures and fittings'

    When we bought the seller took all the curtain rails and light bulbs, both of which I feel should of been left.
    Even carpets I don't get people taking. They are hardly likely to fit the new house.

    I've always stated on the property information form that pictures hooks etc will be left, as that way it is clear. It's mostly because I tend to assume that buyers are likely to be decorating anyway, and partly becuae I have a physical issue which means that sanding even small areas is extremely uncomfortable for me personally, so I don't want to be doing filling and sanding
    There have always been picture hooks etc left in the walls o houses I've moved into and I don't recall anyone ever having actually stated they would be.

    I can understand the light switches thing. The last-buy-one house I bought, the sellers did leave the lightswitches but they took evey single lightbulb, and also removed and took with them the chrome facing plate for one electrical socket (leaving bare wires!)

    Last house I bought, the sellers took a light fitting they had said they were leaving, but since it was ugly as sin and far to big for the room it was in I didn't raise any issue about that! (they also left some blinds and curtain poles they had said they were taking, which was mildly irritating, as I had bought some chepa, temporary replacements knowing they were taking the old ones, which turned out to be unecessary!)

  • I once bought a house and they took all the light bulbs with them! Back to your point you will see a list (if you are buying) or provide a list (if you are selling) saying what remains i.e. is included in the sale. You tick a box which says "included" "excluded" or "none at property" or something like that.

    When I move I take my clothes out of the wardrobe, any obviously personal items like photos and anything else is negotiable. That said I often do not want the curtains and poles because I could not be bothered to readapt them to where I was going. Things like tables and chairs, beds and sofas you take but again if someone wanted them I would consider an offer. The kitchen table I have now fits into a bay window, the window having a custom made seat which is fixed and cannot be moved. If I was buying my house I would want the table - would someone else? They might which is why there is a form for all of this.

    Thanks everyone, I have the fixtures and fittings form now so I have a good idea what to put on it now. Yes apparently it was a friend of the buyer who stripped out all the fancy light switches, mad people!
