So what's this garage you and the survey mentioned?

    :rotfl:Sarcasm rules

    Let's try this again.
There is no parking. They said there was, they confirmed in writing that there was but there is no parking. There is no parking anywhere... in a garage or anywhere else.

Can you park in a garage? Yes. It's parking.
Can you and only you park in your garage? Yes. It's private parking.
Can you lock the door on the garage? Yes. It's secure private parking.

You are on a loser here.

    Let's try this again.

I fail to see how you can reach that conclusion - guidance for the CPR's clearly state

"Ensuring that any information provided, whether in writing, in pictures or given verbally, is accurate when advertising for new business or when marketing property. Breaches of the regulations might include falsely claiming to be a member of a professional body, misdescribing a property for sale or making unfair comparisons with competitors."

Prior to that we had the Property Misdescriptions Act - How can it be the case that an agent is not responsible for ensuring their material is accurate. When the agent commenced marketing they should have specifically covered the parking position with the owner.

And it has been on the market for 10 months!!! Plenty of time to get to know the property.

You mentioned a garage in your first post.

If you keep responding like this to perfectly reasonable questions about the garage, why would anybody want to help you?

I wouldn't bother. The OP is clearly being purposefully obtuse

    Apart from in the garage.

OK, let's go back a step here, before we just continue to go round in circles... Why are you so adamant that the garage does not count as a parking space? Is it because there is some genuine reason that the garage cannot be used for parking, or what?

Are you having a laugh :) Let's try this again.

The word garage was the surveyor's description of the underground parking in which we do not have a parking bay!! THERE IS NO PARKING. LOL

Go back a step. Is there, or is there not a garage?

There you go, how hard was that?

The car park does exist. The question of whether the vendor is selling a parking space along with the flat is somewhat more intangible - where do you draw the line before estate agents need to get their own conveyancers to check their clients' title deeds before they start marketing?

I see there are several flats at that development being marketed with almost identical blurb - is this maybe an investor who owns more flats than parking spaces and has got caught out?

Thanks, your last point is a possibility.
