    Thank you for all contributions.

Today they had an interview with the Halifax, chalk and cheese experience, he'd double checked his credit score to find it perfect, no issues getting a mortgage that suited him!

    Result!!!!!

Next question, what the going rate for a full house survey?
  • £430 basic valuation, 640 medium valuation/survey... Extensive one no price was given to me...

If it's a new build minimum deposit with Halifax is 20%.

Survey is based on value bands. A home buyers report is about 500-600. A full survey (buildings) is more.

I also think the new MMR procedures are a good thing in general. We really don't want to go back to 2008 style lending ever again.

    Totally agree.

I have friends in negative equity who bought in the boom. They wish that the banks had said no to them.

A valuation may be a condition of getting the mortgage and therefore you could not do without.

Impossible to get one without a basic valuation.
