Today they had an interview with the Halifax, chalk and cheese experience, he'd double checked his credit score to find it perfect, no issues getting a mortgage that suited him!

If it's a new build minimum deposit with Halifax is 20%.
Survey is based on value bands. A home buyers report is about 500-600. A full survey (buildings) is more.0 -
Having spoken to a few surveyors/ valuers, they said if the mortgage lenders valuer reckons theres a whole lot wrong with it then its noted on report, so erring on side of doing without, having said that my son knows a surveyor whose a friend who'll give it the quick once over!

A valuation may be a condition of getting the mortgage and therefore you could not do without.0 -
