As far as "What's the best way to give us an advantage?" goes, just remember that it's not the agent but the seller who decides who to go with. The agent has to pass all offers on, and will put a spin on which ones they think are best placed, but the final decision is the vendor's.
And they're people. Just... people. They might have almost any criteria that would float their boat in mind. Or they might just want the most money possible.0 -
We bought a house last year in similar circumstances, and I'm sure what got it for us is that we established that we had a mutual friend (by chance, she mentioned where she worked and I knew someone there) and it turned out we'd all been to their wedding. We offered the next day and had agreed a below asking- price offer within an hour, and I'm sure other viewers never got much look in0

With a clear head establish do you want the house, look at it closely. Determine how much any work or changes will cost. Take note of any issues. Remove the rose tinted glasses and look for faults.
As regards approval in principal- my bank told me not to give it to an estate agent or their would be phantom bids. Set a figure in mind of your price (bear in mind any updates you need) and stick to it. A bidding war only benefits the seller and estate agents. Keep it cool and remember spring is when property comes up for sale, others will come to the market.
Re how to make your self more attractive to a vendor- who knows? Some buyers want to sell it to someone like themselves, others want a quick sale ( as they are in dire need of money and need to flee the country?) other vendors want you to wait patiently in a chain till they find their mythical "Barbie" dream home. Other vendors want some crazy requirement- there is nothing you can do. It's a toss of the dice and hope it all works out okay.0
