Check for Condensation before renting

If you are considering a buy to let its absolutely essential that there is no condensation issues as this could land you in Court or worse! Any competent builder will check the property out.

A truly competent and honest builder will tell you that much condensation is down to a family's lifestyle choices, not just the structure of the home.0 -

Condensation is the occupiers problem. Ventilation is required. You can't expect a sealed property to get rid of water vapour added to the air by drying clothing indoors, showering, bathing and cooking or even just by breathing. The exhaust fans must be used, the windows opened...yes even in the middle of winter and condensation problems will be minimized.
Damp, however, is a structural problem and a survey should pick that up when you purchase a property and remedial action taken.:footie:Regular savers earn 6% interest (HSBC, First Direct, M&S)

Try telling tenants that.
I've lost count of the number of tenants who have complained to me about mould in the house I am renting to them.
Then, amongst other things, when I advise them to use the condensing tumble dryer that I have supplied them instead of drying their laundry on the radiators, they complain I am telling them what to do.0
