Springbok? No idea even where that is!
I know properties in my area are sold within the week. It's just, and I know this is wet, I don't want to advertise my property for sale as it's really only this property I'm interested in. I'm not willing to move to just a bigger property without the land as I'm not gaining anything as this property is the same size as mine, just with land.
Is it worth talking to the estate agents and saying this is my max budget and have finance in place? I have house ready to go up for sale if needed etc but I only want one with land?

The price level sounds like it might be Wales, in which case you may need to wait a longish time before the vendor aligns their expectations with the realities of the market.
I have related several times on here how we offered sensible money for stupidly priced properties with land in Wales....and got nowhere. The properties didn't sell for a very considerable time and neither exceeded our offers. In some vendor's eyes, having a piece of land attatched to a property seems to confer a status on it which others cannot comprehend, especially when it's low grade.
Having an equestrian interest, you will probably know that the land has to be suitable. Anything with suspect drainage and poor fencing, or fencing of the wrong type, will cost an arm and a leg to sort out. This is money you won't have.
In the light of the above, go look and offer, if you feel it's a propostion. Then wait!
Strangely the rest of the world seems to have adopted the welsh approach to negotiation too. i.e. !!!! off and offer what WE think it's worth.
My parents have just accepted an offer for the building plot next to thier house in Wales, and the estate agent reckoned that selling the land for £80K will add £10K to the value of their house, as it doesn't have such hard graft associated with such a large garden.0 -

Ah, Scotland makes a difference and it's always worth stating on housing posts. It also explains the lower prices, which led me to think you were maybe in Wales.
It's always worth talking to the agent. Although they work for the vendor, they actually work for themselves first, so a house that isn't selling is just a drag on their business.
As another poster has said, unless your house a buyer in place, the vendor is unlikely to consider a large reduction. If you are good to go and they have something specific in mind, they might be more tempted. The agent will probably know their plans.
It's not uncommon for people to go after a house they've seen come onto the market. In my own village, friends are doing just that. They have their house up for sale, but if it doesn't go near the price asked, or in time, they'll withdraw it. They don't want to leave the village.0 -

A house we offered on in 2007 has never sold. We stretched, but they wanted £20k more to be 'near mother.' Clearly, they didn't like mother that much!0 -
The Welsh certainly are very patient (I'll be polite and not start using words like deluded) when it comes to trying to sell their houses... I routinely see houses left sat on the market for at least 2 or 3 years.0

Not quite - you usually conclude a contract at an earlier stage than you would in England, and your offer is in a contractual form, but the norm these days is for offers to be conditional at least on you receiving a mortgage offer. If you want it to be conditional on survey, and/or on you concluding missives for the sale of your house, that's all possible too - though the more conditional you make your offer, the less attractive it is compared with others.
Since you haven't mentioned a Home Report I'm guessing there isn't one (because it's mixed residential/commercial)?
As for doing a part-exchange via the agents - why would you, if properties of your type sell easily? If you can get yours to sell at a closing date you're almost certain to receive a better price than the agent's valuer will come up with.0 -

sorry yes should have said I'm Scotland! Especially thanks for the info about contracts. My first house was brought through a builder so wasn't quite the norm buying wise.
Good to know I'm not the only one who may put up the house for sale and withdraw if I don't get this property. I got an estimation on price off the estate agent for selling to them so I know what the minimum price was and so working out offers etc.
Going to call the estate agent tomorrow and have a talk to them. I have finance agreed in principle and am ready to market the house if needed. It's that one or similar I'm interested in. Whatever will be, will be:money:

I don't usually post but I saw this and I believe I know the two houses you're talking about, they've been promoted for a while on the Riding Club's page and I looked at them at first but I've been suspicious of the price being asked and why both are for sale at the same time...last time some came up at a suspicious price was when the 'super village' was going to be built behind them...I was wondering is this price was perhaps because of the fracking potential in that area?
I was looking at the bigger one of the two but like you I'm in the situation of being happy with my house and my livery yard...I'd be interested to hear how you get on though...:jThank you to all who work so hard on the competitions boards :beer:0 -
I am curious, it's a bit of an odd situation all round not actually wanting to move yet seeing this property being marketed so much. I was aware of the bigger one from the estate agents site but hadn't seen it marketed on Facebook. I think there's a windfarm going up behind it. But maybe well worth having a look to see if there is a super village as you say going up behind it! One of the problems of the countryside I guess, there's always the chance building work will happen!0
