Getting an office for £5 per sq/ft with no repairs?

I currently work from home doing web development and due to more and more meetings etc need to really have a look at getting an office.
Here in a market town in North Yorkshire they all tend to be £10+ per sq/ft.
Is is realistic that I could bag one of these with a low ball offer of £5 per sq/ft?
Also, I don't wish to be liable for exterior repairs or issues with the buildings. Is this something that usually applies with office lettings?

Commercial lettings usually have a tenant liability for some repairs and insurance. If offices aren't finding tenants quickly a landlord may decide a low rent is better than no rent - you can only ask.If you are querying your Council Tax band would you please state whether you are in England, Scotland or Wales0

Sounds like it might be worth looking at serviced offices if you want a flexible, low-liability contract0

More and more meetings - but how often, and how long do they last, and what level of privacy do you need?
If you don't actually NEED office facilities, then look around at local coffee shops, several near us have an upstairs or downstairs which can be used, even booked for private use, no charge as long as you're drinking their coffee.Signature removed for peace of mind0
