Rogue builders are leaving me without kitchen or bathroom

Work is being done on my one bedroom flat. The builders agreed to do one room at a time initially so that I had sanitation etc. work has progressed very slowly with some days being 11am start and 4pm finish. They want to work on bedroom and kitchen and bathroom all at once.

Should I be offered a B and B whilst work is being done?
Can they leave me without a toilet for 2 weeks?
I am living in the living room with everything in there crammed in.
The builders are doing multiple rooms but not very quickly or well.
They haven't used dust sheets prior to starting little bits.
It wasn't meant to be but now is almost uninhabitable. This wasn't the plan.


They say I shouldn't be there but if their work was better, there would be no issues but there is no organization or order here. What should I do or ask for or insist on from the letting agent or landlord?

    If you're left without the basics, sanitation or heat etc then the Landlord should be providing you with alternative accomodation.

    Have you reached an agreement with the landlord already?

    Do you live in a converted house flat, or a purpose built flat? Does the landlord own any other flats in the building?

    Definitely start complaining to the letting agent and landlord. They need to have a word with the builders to make sure you are considered before they cause you problems. If they want to do something you're not comfortable then through them out of the house until an agreement can be reached.

    If you are already taking legal action against your landlord for dis-repair, not to mention questioning whether he has properly protected the deposit (looks like he has), AND attempting to get Parliament to change the law to provide you with further protection against an already irate landlord, then you are hardly in a strong position to complain when the landlord does arrange improvements to the property........

  • I need some help.

    Just because someone has complained and now succeeding in action being taken by council, it doesn't mean I should be inconvenienced by rogue traders and now be without all that is in the flat.

    Complaining to letting agent about work sounds fair.
    In the event of being left without all the basis and builders to continue to proceed, is it fair to tell the landlord that until I am left with at least a working bathroom, that will be checking into a B and B nearby and deducting from the rent payment?

    My history is short:
    1. Landlord doesn't do vital repair work since day 1
    2. Complain to council for works being done
    3. Landlord given 3 notices
    4. Rogue low level workers used for construction who don't tidy or protect work.
    5. Now being left without access to most things.


    Surely this merits some help from others who are more experienced. I'm 24 and it's the first place I've lived in since moving away from home.
