10 weeks let

Hello, just after some advice


We are relocating out of London at the end of March 2016. Due to the sale of our house being imminent, we need to move out in the middle of January. Therefore we need somewhere to stay for about 10 weeks, before we move out of London. There is myself, my husband and our 5 year daughter.
Obviously the cheaper the better, and we are open to house share etc, as we realise it is only for a few weeks. I wondered if anybody had done this before, as I realise that most tenancy agreements are a minimum of 6 months, which is of no use to us.

    We don't really want to delay sale as we achieved a good price, and we don't want to lose the buyer. Family is difficult, as no direct family nearby.
    I tried phoning around a few local hotels for quotes, and I've been quoted £50 per night which is way beyond my budget.
    Next consideration is renting a room in a shared house, just wondered how easy it would be to find something for 10 weeks only

    Are you looking for somewhere to stay in London? If so I don't rate your chances, everything I read suggests that the rental market in London is vastly in the favour of LLs so I can't see any reason why they would let for 10 weeks when they can easily get at least 6 months, and the risk of a short let would lie with them rather than you. Also the cost of renting in London is pretty much always high so cheap is even less likely to happen.

    You would have been better advised delaying completion of your sale until your relocation date, but if you've already exchanged that boat has sailed. So your best option now may be to look for somewhere to rent in the location that you are moving to, assuming that is less popular than London. If you can find someone who is prepared to offer a short let they may want you to pay the full amount up front.

    It's a quiet/dead time of year ... look for holiday lets where you can contact the owner to get a 10 week price. You can expect to pay close to the normal monthly rental of a regular home over this period. I've rented in the past similarly, for 3 weeks or so, and still got prices close to 1/3rd or 1/4 of what a weekly published price shows.

    Or try a travelodge.

    You did well to get that low in London!

    The problem you have with house share is you have a child and you want it for 10 weeks. Hardly a great proposition for any potential LL.

    Where's all your stuff going to be,storage?

    The parents have a month gap before they move to a new place in Devon and have managed to secure out of season holiday accommodation. Pretty sure London won't have much of that. Maybe look further afield and commute?

    I think that in London, £50 a night for three people for a short term let is pretty decent. If that's way beyond your budget, I think you might struggle.

    Can you tell us what your max budget is? And do all three of you need to be in London all the time, or is there potential for one parent plus your daughter to stay with family, and the other one to stay in a houseshare in London?

    What's wrong with a 6 month tenancy?

    If you're relocating outside of London then you could get somewhere (a 2 bedroom property) for around £500 per month. Over 6 months that would be £3,000. At £50 a night that would get you 2 months in a tiny room in a hotel with no cooking facilities.

    I think the 6 month tenancy is a good idea and gives you plenty of time to move your stuff from the house you're leaving into the property and gives you time to move your stuff out at the end of the tenancy.

    You would save quite a lot on storage fees.

  • Google short term let in London. It's something in between renting a flat and a hotel. We rented a flat near Belsize Park, zone 2. You don't need references or deposit and you pay weekly. For that you get a small/tiny flat with a kitchenette and shower room. It's ok for a short term. Naturally, not much storage there so you need to arrange storage for your stuff somewhere else.
    The price was something like £220 for a week but that was 7 years ago.

    It can be done - but probably a lot more likely if you can find a private rental. In 2010 we needed to rent a place for 5 months (ok, a bit easier than 10 weeks!) and simply negotiated with the landlady once we found a place on Gumtree. She was more than happy to do that, because she wasn't sure if at the time she wanted to move back into the place. Somewhere there is a place for you - you just need to look and not give up before even trying.
