30 min before exchange the buyers solicitors decides she wants another report doing!!

    I agree with the others, on Monday PM you will get a call saying we now need £10k for the roof...
    Its not going to end well.

    They have been playing you - we have been in this boat as the buyer. Solicitors can be very crafty - yes you get the odd bad one but in general they are very clever people and know exactly what they are doing. They love playing the game and you don't get to be a solicitor if you are forgetful and loose stuff.... you are the type or person who dots the i's and crosses the t's.

    Anyway, I think your only option is to give them a time on Monday to exchange (I would go with early - noon or 11am or something) and after that walk.

    They are going to have you over an even bigger barrel after the roof report.

    I'm so sorry for you. I know how stressful it is - we finally completed back in March. Our point of stress was that we were trying to complete before my maternity leave ended. In the event, I had to extend mat leave by a month in order to make it all work. Absolute nightmare.

    I would do two things:

    i) Tell them that the £2200 is no longer on the table since the exchange didn't take place on Friday.
    ii) Tell them that if you don't exchange by Weds (?), you will be unpacking and decorating the house for xmas. As such, you will then be unable to complete before the 4th Jan.

    At some point, you have to take a step back from the madness and stress of the house sale for your own sanity. Be realistic about your buyers, don't do anything you might regret, but don't let the stress induce nervous breakdowns in your family. Much luck.

    The £2200 is broken down into:
    £1760 towards £4600 which was quoted for full re-wire and the rest for a replacement downfall pipe as the current asbestos one was signs or wear and tear.
    We haven't paid the £2200 yet as its part of the allowance upon completion.

    I have my reasons for arranging broadband and dissembling the beds which is irrelevant to this post it just helps you to understand the strain we're under.

    When you're under pressure with just 10 minutes to spare on a Friday before everywhere closes for the day we literally panicked at the decision to get the roof survey done in hope of still moving this week.

    Solicitor works under their clients instructions. That's the reality. If the client is a pain in the backside then little the solicitor can do except to duck and dive.

    Sorry to sound harsh but you have been/are weak, unless you grab the situation by the neck and kick this beeatch into touch you are going to continue to get walked over. Many of us have been in similar situations but there comes a time when enough is enough and for me it would have been way before this last drama. Sure you can lose money, the house etc but I can see you losing more if you continue acting like this. Me personally, I would put give her an ultimatium of exchange in the next few days or put it back on the market. Get a grip.

    And also inform "your" estate agent of this intention. It seems, with a lettings opportunity waved in front of their nose, they may have lost sight of who they're working for. They now have even more to lose if this sale doesn't go through.

    But why are you contributing a single penny towards a rewire? Is the electrical install dangerous? Or is it simply that it does not meet current regs, which would apply to 95% of UK properties.
    Wear and tear on a downpipe? Oh dear...
    No free lunch, and no free laptop ;)

    The house was valued at 190k, so they are already getting a nice deal at 180k. With this in mind, I'd tell them to go fly a kite and at that price the house will be sold as seen. If you don't stand your ground, where will it end?

    I'd give them till end of business Tuesday or Wednesday to confirm if they will continue on these terms, if not, send them packing and get the house ready for Christmas.

    Not very nice for your vendors if the worst happens, but you can't go playing to your buyer's tune like this. What they are doing isn't compromise, it's pure extortion of a family in a vulnerable position.
