She probably won't be looking to sell it for another 50-60 years....a lot can happen in an area in that time.0

Places in Wales don't change that much and as far as the abbattoir house goes, the abbattoir will be there for a long time since it is the major employer in the area.
Heavy lorries don't mix well with a child being allowed out unsupervised.
It might not be there for ever, but if the area is economically depressed if the abbatoir closes the site might be unlikely to be developed into nice housing.
Probably before your daughter inherits, you will have to face old age, so if you don't want to move ever again, make sure you have (space for) a downstairs bedroom and accessible shower/wetroom. Also consider a level site with easy walking to bus stop etc for when you don't drive any more.
This might help prevent you having to move into a Home and sell the house to pay for care.
But I think the best thing you can give your daughter (apart from love of course) is a decent education, so consider what local schools are like before you choose anything. And colleges / sixth forms - if colleges are a distance away or not very good then that will discourage post-16 education.A kind word lasts a minute, a skelped erse is sair for a day.0 -
Hi arbrighton,
2 beds -second being a box room fine for a baby but not when she's bigger. Another issue is no garden, just small seating area and driveway and garage. The is only a small park in the village for toddlers really but the school is great.
thanks0 -
Hi Owain Moneysaver
I agree the hauliers are a concern more than the abattoir to be honest. We are mindful of houses suitable for old age having disregarded a terraced garden that was a nightmare for a toddler and us in old age. I've also looked into schools and the small school I like best is here ( I know one of the teachers) and the best senior in the next town (2nd best in Wales apparently) and we have friends that can never be replaced. But there is shortage of houses with 3 beds and manageable gardens in the area. It jumps form 2 beds no better than what we have to large 4 beds either with no garden or massive amounts of land that we can't afford. Not much interest in our house and not much time to dither as hubby is in his 50's.
Thanks for your input as it's nice to have a different opinion. Hubby doesn't care where we live!0 -
I don't think i'd want an abattoir nearby. You may have smells & flies in the Summer, but a carpark wouldn't bother me. Plant some small shrubs and they'll soon get up to 6' to hide whats on the other side.Liverpool is one of the wonders of Britain,
What it may grow to in time, I know not what.

You say you have a driveway and garage. Ever thought about an extension on your present house? either upwards, sidewards or backwards.Always have 00.00 at the end of your mortgage and one day it will all be 0's :dance:MF[STRIKE] March 2030[/STRIKE] Yes that does say 2030  Mortgage Free 21.12.18 _party_Now a Part Timer from 27.10.190

Hi A Frayed Knot
Yes we could extend which would gain us one extra bedroom and shower room but it wouldn't gain us a garden which I desperately want all the more so now we have a baby. My hubby also insists that if we do that the main bedroom should be knocked through to the spare so we would be spending a lot of money turning a 2 bed house into a 2 bed house thus only gaining a shower room. We need a 3 bed house so we can have guests come to visit and daughter can have friends to stay.
Thanks anyway.0 -
The only extension possibility I can see for extension (ie from what OP has said) is the garage being turned into a room.
I can't tell how big this garage is and, of course, that's assuming it's an integral garage (not a separate structure plonked down in the garden).
If it's integral and if it's big enough - then there might be possibilities to think about there.
I'm guessing the garden is quite likely too small anyway and certainly not the very large garden that would be necessary to both have a reasonable size garden AND use a bit of it for building onto the house in. When viewing house details one can often see a positively minute garden not big enough for anything - and then realise that the garden "might" just have about sufficed for a very basic level garden - but the owner had put an extension in part of the garden (despite there obviously not being room for it iyswim).0 -

So I take it you can't build into loft AND sideways, so a garage (or do away with the garage) and have a two story at the side. Difficult when we don't know what type of house you live in just now.You can also by bunk beds for your daughters room or a single bed that has another single underneath that pulls out.
