If firms are willing to do a shortfall sale through an organisation like Negative Equity NI, they may also be willing to negotiate directly with the borrower. this is useless if your friend has a mortgage on the property. The mortgage lender will have to consent to any sell and they quite simply will not if it appears for even a second that this is less than market value. also any "chunk of cash" released will go straight to the mortgage lender so your friend wont see it.0
