    When my offer was accepted I hadn't even thought about solicitors, and then the estate agent started pressurizing me for a name. I did what I thought was a good bit of research and found 1st Property Lawyers - their quote wasn't the cheapest, and my broker also recommended them, so I appointed them.

    Then my estate agent rung me and said they had a lot of bad experiences with them so I shouldn't use them! I was a bit angry that the estate agent didn't warn me against them before I appointed them (she knew I was new to everything), and luckily I didn't have to change them (I'd already paid the first set of fees to get the ball rolling).

    One week in... and they're OK. Not the fastest at responding, and it does feel like I'm dealing with a call centre rather than a specialist individual, but no major concerns and things are progressing OK.

    I also like the online account, where I can keep track of everything.

    Do not use eZie Conveyancing (Premier Property Lawyers). Our exchange failed yesterday as they couldn't be reached. Exchange also failed today, for the second time, because my local solicitor didn't managed to speak to one of their conveyancers until 2.45pm, after starting to try at 10am!

    The estate agent isn't there to hold your hand.
  • You have to differentiate between good solicitors/conveyancers who deal with conveyancing online with cheap factory call centre type online conveyancers .

    Cheap call centre type online conveyancers usually follow a set type of conveyancing i.e. follow a set flow chart. Anything out of the ordinary and they don't have the experience to deal with it. It usually leads to delay until their supervisor (probably supervising 10-20 staff minimum) looks at it.

    It doesnt mean everyone has a bad experience as straightforward conveyancing proceeds without any issues. The problem is that no-one knows whether it is going to be straightforward until you go through with the process.

    Going forward remember one thing. That estate agent isn't your's. They are an employee of the person you are buying from. At no point will they represent your interests.
