What was the money you paid to HSBC for?
You may be able to transfer your mortgage to another house and not lose some of the fees. But the survey fee won't be reclaimable.

You might be able to reclaim some costs from the solicitor since they failed so badly, but I wouldn't hold your breath, they might fight you all the way.
£500 upfront fee (non refundable).Sadly our property buyers withdrawn from process too. Main reason was our solicitor again: they lost lease documents and our property buyer still had unanswered queries regarding sale.... So we can not transfer our mortgage to another property without selling ours first.. Closed loop.

Of course you can as long what you have said is correct. Name the firm of solicitors.

Have a look at the Principles and Outcomes - these are both binding on solicitors. Then see if you think your situation qualifies for an official complaint.

I'm very sorry for you; this is exactly how solicitors should not behave. Those like yours give the profession a bad name. An extremely bad name, in your case.

After heavy fighting they agree by email on 21st January to pay back £500. However never received letter with cheque. Again silence and no response, we have not received back our property documents. Sent case to ombudsman on 28 January.

What if I have hard fact and evidence about solicitor lies? (solicitor was constantly lying, and doing it smart but finally.. they made a mistake). What can I do with that?

As far as I understand Solicitor who made serious misconduct can be taken to Solicitors Disciplinary Tribunal through the Solicitors Regulation Authority and can be fined or (and) struck off or(and) suspended.

Currently Legal Ombudsman dealing with this Solicitor. Case passed to investigation. Hopefully we will receive back our expenses.

I purchased a house of someone I knew.

We both used the same solicitor to make things simple... or so we thought.

Dragged on for months and months with mail being sent 2nd class when we told them we would personally collect the mail, etc.

    Some firms are just crap.
