    I suggest that you charge your flatmate market rates - with perhaps a discretionary discount when the other room is occupied and there are no dramas.

    If I've understood it right, southernman will be paying the bills on the new place and on the room in the old place until a new tenant is found.

    Definitely make sure you draft up a formal AST agreement and get a deposit from her which you put into the appropriate protection scheme.

    You do need to make sure you follow all the contractual obligations of a landlord even though she is a friend. Also don't let her start making excuses about late payment!

    Sorry but, WHOSE flat is it? you say you own it - but your flatmate is dictating matters! you could sell it tomorrow and there isn't a dam thing she could do about it!
    you have given her plenty of notice - you have even limited your customer market by letting her stay - and she treats you like this?
    tbh - I would be telling her that she can stay at the discretion of the new owners and just putting it on the open market. as is YOUR RIGHT.
