We are buying a house and today the solicitors sent over some documents regarding the property.
I noticed the energy performance report is dated October 2007.
Since the report they have installed gas central heating, should they have had a new energy assessment done now they are selling or doesn't it matter?

They change the format so often it won't be comparable numberwise with a more recent one. Mind you, an untrained blind monkey writing details on an old fag packet with a pencil with no lead would produce as passable EPC as most.0

EPCs are meaningless, so just go with whatever meets with approval.
Have you ever actually tested the EPC to see if it matches reality?
Would you even know how to test it for real?
You can't ask the EPC company you would need a totally independent test
