what happens if the solicitor doesn't meet the deadline of 11th?

If you decide to instruct another solicitors, you'd make even more delays for yourself, and don't forget, if you are buying with a mortgage, the lender would have to re-issue the offer to your new solicitors, so that'd take time, especially at Christmas, when they are always busy.

I have been told once these have been answered they will invite me in to to through the documentation.

And have they been answered? If not, then you need to wait.

and until the seller's sol send enquiries back, with satisfactory answers (not as easy as this might seem), there is little YOUR sol can do....

I posted this thread before I found out they had sent enquries to the sellers solicitor.

It all seems to be going ok now. I suppose I was just frustrated at how long it seemed to be taking but that's life.

    Thanks for your advice guys.

The reason conveyancing takes so long is because solicitors have to be thorough. You're buying a house, not a magazine. That said, houses are bought "as is" just like most products so it's up to YOU / your solicitor to make the necessary enquiries to ensure that what you're buying is good. This is not something to be rushed.

If conveyancing is rushed and the buyer ends up with a house that's falling apart, many would be on the phone to their solicitor demanding to know why the problems weren't picked up on etc. Solicitors have to cover their own backs as well. If they give you negligent advice or fail in their duties they can be sued.

I know it's frustrating but you would surely prefer to wait longer to ensure you're getting a bargain rather than rush through it and end up with a crumbling dump.
