    Except as I said the populations are comparable. On your other points I suppose I do live out of zone now and it is difficult to get home late, but then I have kids now so am not particularly interested in the party. When I was, I still wouldn't go anywhere near wood green personally...

    I tested your crime stats theory by looking at the crime stats for Lambeth which has 2.5 times the population of wood green, the same total number of crimes and only about 60% of the number if muggings. Lambeth contains some truly horrible areas as well. Wandsworth is basically the same but with a lower level of muggings. Richmond has 50% more people and half the crime. A lot of this is probably because the SW postcodes don't have the N22 post code gang in them.

    Basically wood green is ok as long as you don't live anywhere near it and never have to go there. I suppose if you live on the Alexandra Palace side and nowhere near lordship lane in might be bearable.

    Wood Green has an ENOURMOUS amount of foot traffic from people coming in from around North London. The police recently cited it was the second busiest high street in London. You need to factor that in.

    Ally pally side is a great place to be, you can dash into the madness to obtain the most obscure item conceivable within minutes or walk up the hill for peace and quiet and tube goes right into town and overground right into the city.

    Whilst the starting gate and great northern railway tavern which are really close are two of London's finest gin palaces with the Salisbury just down road and green lanes becoming very hip these days.

    It's a genuinely a good tip for a first time buyer. Terraced houses up 10.88% in the last 12 months and 500% odd in the last 20 ( and only now it's beginning to get the the mega investment bucks with old head of Islington council running the show as MP ).

    A sweet spot is a scruffy patch surrounded by nice places or up and coming areas with a ton of investment coming its way. You can't get much sweeter than wood green.

    By any chance, are you an estate agent based in Wood Green trying to promote the place? Why on earth would anyone want to live in such a godforsaken area? Methinks you are trying to promote it too earnestly…

    Nope just passing some local knowledge. If I wanted to manipulate the market I wouldn't do it on a closed forum with a very small bunch of people that read it.

    It's a tip I gave four years ago on here and it's still a good tip today. As key developments unfold I flag them up.

    Some *cough* said Ally Pally would never get a big regeneration spend allocated to it, I said it would, now I enjoy the occational reminder to the naysayers when I first made the call for the area.

    Partly genuine tip for others, partly reminding some of the error of their 'I know better always' ways.

    I also wish the area well, I have fond memories from being the source of the best spectrum and Commodore 64 computer games back in the day (When WH smiths was light years ahead of the pack) and I genuinely like it's madcap young spirit and easy accessibility into the cool bits of London.

    Nothing like stepping out of the tube back from work and feeling like you are in the bar from Star Wars x 10 if you ask me.
