Amended valuation - advice needed

    It seems I've offended you, apologies if that's the case.

    The freeholder owns the loft, which is a valuable asset. It sounds like it could turn a 2 bed + 1 bath flat into a 3 bed flat + 2 bath flat. A rational freeholder is unlikely to give that away for free.

    (The fact that you only want to use the loft for drum practice, doesn't diminish it's value. I might want to buy a country mansion just for drum practice, but the vendor won't adjust the price because of that.)

    And as a leaseholder, you will almost certainly have to pay your share of the roof repairs anyway.

    And as I'm sure you appreciate, the freeholder doesn't have to listen to your husband's drum practice under any circumstances. (Any more than you have to listen to the freeholder's music choices blasting out at full volume.)

    The loft space is only as valuable as the amount the buyer is willing/able to pay for it. In this case, there's only one buyer. We have no plans to sell the flat anytime soon. So, he could hang on to the loft for the next 10+ years in the hope that a subsequent owner will want to do a loft conversion and be willing to pay a significant amount for it. In the meantime, he'll have to pay for half of the cost of repairing the roof (which is significantly more expensive on its on than as part of the conversion work).
