Floor Issues and Bathroom Leak

Hi all,

I have recieved a quote for the following work and want to get some advice on the given price.

The work includes:
To find and repair leaking pipework in masonry wall for shower mixer in 1st floor bathroom.
To rebuild/plaster/tile said wall to fix dropped side of door frame.
To replace up to 1 1st floor joists if found damaged due to leak (under bathroom/landing).
To replaster kitchen ceiling under bathroom to good standard.
To provide all materials required.

Quoted price £5200.00

This work is required after a major leak had been found and resulted in cracking in the kitchen ceiling and movement in the bathroom wall above.

    Sounds very high, but you are paying for the uncertainty of what they need to do.

    Personally I would be ripping out the old stuff, like the tiles and plaster around pipes, and the kitchen ceiling.

    Then the builders can see what they really need to do and can quote properly.
  • Depends what needs doing as to whether that is a good quote or not but it looks obscene to me. As per the above they are pricing for the uncertainty.

    Is this not an insurance job? We had this issue a few years ago - got moved out of the house for 6 months whilst they dried it out/rebuilt. The claim was many tens of thousands to put right properly!
    Thinking critically since 1996....

    I cant inagine the issues I have will even slightly approach tens of thousands.
