I've googled Feudal and have a fair idea what that means (meant) but never saw this written in a home report before, it's always 'Absolute ownership' for any others I've seen
also I take it it's just common practice to put....

Scotland is a world unto itself, but I doubt if 'maintenance policy' is a reference to 'insurance'.
They are (in England) very different animals......0 -
Feudal Tenure was about as close as some Scottish properties got to the Freeholder/Leaseholder properties found in England and Wales. Feudal tenure was abolished in Scotland in 2000 so an ex-Feudal property is really no different to any other properties you have been looking at.
There might be a communal buildings insurance policy in place but then again there might not be. Is there a factor for the property?
There is no factor for my property in Aberdeen and therefore no communal buildings insurance. However, every flat owner is legally required to have their own buildings insurance and I can write to the other 2 owners requesting to proof that they do indeed have insurance.

planning on using one of the online conveyancers so don't really have a solicitor - they said when I see somewhere just to call them then they would put in an offer. I'm assuming that any important stuff would still be picked up once they start doing checks etc?
I've not seen the flat yet but went to see one in the same development which had a factor, their factor fee included full building insurance so the owner only needed content insurance.
Problem with this flat is it's empty just now so the Estate Agent is the only person I'll be able to ask questions0 -

The "online conveyancers" are solicitors (in practice there's no such thing as conveyancers in Scotland who aren't solicitors), they can answer your questions.
But basically you don't need to worry about tenure in Scotland, everything used to be feudal and is now ownership. That looks like just standard surveyor wording for "check how common repairs are dealt with", which your solicitor will do anyway.0
