    kassytbag - the episode I'm part of is being screened on 7th November, 8pm, ITV1. I had a huge amount of fun doing it and Trinny was absolutely lovely although I have to say that standing in the middle of French Connection's stock room with the stylist's head up my skirt trying to sort the hemline out, Trinny with both hands inside my bra trying to get the chicken fillets balanced and a burly camera crew filming the whole thing (one of whom asked me for my number afterwards!!) has to be one of the most surreal experiences of my life! :rotfl: :rotfl: :rotfl:

    EDIT: Forgot to add, OH's mortgage has been approved (subject to him producing ID and the survey valuing it high enough) and the survey's being done on Wednesday, so fingers crossed this is it this time!

    They can be mean but they do get results don't they! I could do with being done over by them.

  • It's not been a good couple of days :(

    Yesterday I had to go to the dentist (£43.60 - I'm one of the lucky few who has an NHS dentist) and went for my annual haircut on the way home to reward myself for being brave (£68 :eek: :eek: :eek: - I decided it was time to take Trinny's advice and have some highlights. She was right about them, but boy is it expensive!!)

    The surveyor went over the house yesterday and it's not good news. We'd had the opinion of three builders up there (second hand - they'd been to look at the house independently to tout for the business once it was sold) and they all said that there wasn't a damp problem, it was just due to parts of the house being open to the elements for the last 7 years. Wrong. The surveyor says a) rising damp, b) window lintels all need replacing (so the house will have to be supported while they're done), c) bakery section roof structurally unsound and probably doesn't have planning permission - and that was just off the top of his head before he consulted his notes to write the report. Despite all the above, he's valuing it at between £80k and £85k. We've agreed to pay £88,575 if we choose to continue with the purchase and have a £9k deposit, but the building society is likely to take £80k as the value and may withdraw their offer unless we can come up with another £7,500 to take the total borrowed to 90% of £80k.

    We and the builders had all independently come up with a figure of around £30k for restoration, but the surveyor says that we'd be looking at around £50k to put in a damp course, dry it out and sort out the windows and structural problems, that's before we even think about new plumbing, new wiring etc. etc. etc. On paper, we should do the sensible thing and withdraw from the purchase, the problem is that we both love this house so much...

    OH is phoning the mortgage broker now to find out if they'll still lend on it, which may give us a clear answer about what to do. If they will, then we have to sit down tonight and have a long think about whether we follow our hearts or our heads...

  • Dream very definitely over :( Haven't had an answer from the lender, but the surveyor emailed the full report to OH and he's recommended a retention of £25k to the lender until all remedial work is complete. So if we wanted to go ahead, we'd need to find £64,000 (£9k deposit, the extra £25k retention and £30k to do the work specified by the surveyor - not quite as much as thought earlier this morning) more or less in cash by about the end of next week and we've decided, with very heavy hearts, that we're going to have to let it go.
