Another survey question

Just hoping for a few pearls of wisdom. I have just received the results of a building survey carried out on the bungalow I hope to purchase. The surveyor has listed the following items as needing action.

1 Replacement roof tiles
2 Replacement flat lead sheet roof
3 Replace section of gutter over flat roof
4 Isolated areas of pointing to the brickwork
5 Stainless steel ties over French doors
6 External decorations
7 Rendering of northern most chimney
8 Improvements to the loft insulation and dwarf walls
9 Replacement blanking plates to consumer unit
10 Replacement drain cover
11 Repairs to garden wall

Are any of the recommended repairs of concern and are they likely to be expensive?

    It's good for surveyors to be thorough, but at 29.3p each this is possibly one of the most trivial defects I've seen noted.

    (the other things don't look worrying or expensive, though obviously all the small stuff adds up)

    You need to get a few quotes from local roofing contractors for 1 2 3 and possibly 4.

    Then a general builder to price for 4 5 6 7 10 11 and possibly 8 9.

    If there are other electrical jobs needed - maybe you wanted new light fittings or sockets, then 9 would be done at same time.

    Depending on what the insulation is needed, you may get this done free with British Gas, or your energy supplier, or whoever is currently offering no cost improved home insulation.

    2 Replacement flat lead sheet roof how big is the roof? Covering a garage or living accomodation? Why replace? How urgent? Leaking?
    3 Replace section of gutter over flat roof Gutters are dirt cheap
    4 Isolated areas of pointing to the brickwork How many patches and how big are the patches?
    5 Stainless steel ties over French doors dirt cheap
    6 External decorations Most properties need external paintwork to wood doing every few years. Urgent? Condition of the wood itself?
    7 Rendering of northern most chimney how badly damaged/worn? How extensive?
    8 Improvements to the loft insulation and dwarf walls Free insulation schemes still exist
    9 Replacement blanking plates to consumer unit :rotfl::rotfl::rotfl:
    10 Replacement drain cover what size/type drain? £10? £30?
    11 Repairs to garden wall Ho bad is the wall? Do you care?

    Impossible to cost without more info.
    Some might need doing urgently. Some might need doing in the next year or two. Some might be purely cosmetic and up to you.

    None of this would bother me one iota if it was a decent property, at a reasonable price and in an area you are happy to be in.
  • Thankyou so much for all the advice.

    In respect of the tiles the report mentions 5nr frost damage tile to the north and a further 10nr to the rear.

    Flat roof over kitchen store room. Has been patched several times (looks like tape). I would think about 12' x 6'.

    Northern chimney stack repointed with impervious cement based mortar resulting in approx 15 nr heavily frosted bricks.

    Pointing below DPC is poor to north elevation and should be raked out and replaced with lime based mortar.

    Flat arch over French doors has vertical crack. If crack opens up again stainless steel ties recommended. Further hairline crack above lounge window caused by thermal expansion, should be raked out and repointed.

    Just says inspection cover heavily rusted.

    Frosted bricks to garden arch. Other individual bricks at head of wall.

    Not sure if this helps to explain. There are no measurements available.

    It seems the surveyor has done a good job, so well done choosing him!

    The most expensive, from what you say, will be the flatroof and that may well become more costly, once work starts, if they discover there is hidden water damage, below the taped repairs.

    You do need to get someone to actually look at things for you, else it is just guesswork.

    I really would not worry about this.

    Treat it as a 'to do' list once you move in. None of it is urgent but as a proud home-owner you'll want to gradually fix things.
