Anyone on here bought new Linden home?

Looking at a new development they have made and they mention "incentives available" - when I asked they said this basically means "it is negotiable"...

Purchase price £695K Do you think it's fair if I ask them to pay the stamp duty (£28k) Has anyone done this with any home builder or even Linden homes?

    I'd like to add that these houses are in an area where houses sell at or above asking price :(

    It's a new build. They are offering incentives. That means they are indeed not selling for asking price.

    Yes your'e right this is a new development but other houses in the vicinity do! The show home opens this weekend and i'm looking to get in early! How about £650k and you pay legal and stamp duty - is that a bit too much :)

    You can try! If you are not in a chain, you might get somewhere. Legal is nothing though, I'd leave it out of the equation.

    we always have this debate, ask for what you NEED to make the deal work, developers only have so much incentive to give away, we always want more but WANT is greed, Need is reality ask away and remember to check the going rate for homes in the area and that you will always pay more for new build .Good Luck

  • A word of advice - check the build quality, we live on an estate built by Linden, some of the standard of work is truly shocking. Leaking showers - I know of 6 of my neighbours that have had to repair or replace their en-suite showers, misaligned doors, poor tiling, the list goes on.

    Have a good look around at the detailing. You're paying a shed load of money, make sure you're happy with it before you commit.

    And oh, I'd start with asking for 10% off in one form or another, then take it from there...

    Learn from the mistakes of others - you won't live long enough to make them all yourself.

    Thanks for the replies.

    I'm in rental accomodation at the moment so I do have a very good position. It's a 4 bed detached house.

    Shocking to hear the post on quality of Linden homes - (thanks) I'll have a good look around :)
