Landlord refuses to replace unusable sofa in furnished house

Why not get a second hand one from one of the big charity shops, presumable you still want a sofa to sit on.0

Throwing away the landlords property is never good advice. It may have sentimental value.
His kids could have been conceived over the back of it for all you know.

Are you sure it is 30 years old? Did you say that it was ok after it was clean?
I'd be very careful that what you say matches what is recorded as evidence. Any dispute over the deposit will be based on evidence. If they show picture of a sofa that looks ok, and they say it was 5 years old and in good smelling condition, and you claim it was 30 and stank of wee, you better be in a position to show that is the case.0 -

Thank you for all your comments. My main issue is that the landlord has provided us with an unusable sofa in a furnished house and then refused to replace it and wants us to get a new one for him if we want to get rid of it, which is not a fair trade at all. Our intention is just to get one through free cycle or Heart Foundation but take it with us when we move out.
When we first moved in, it seemed old but it had cushions and throws covering it so we didn't notice the smell. And then after we threw covers out because they smelled so bad, we realised that the sofa was the main problem.
One of commenters made a good point about the fire safety regulations because when I got home, I checked the sofa and a label had been cut off the sofa, where the fire safety label would typically be. There was however a tiny bit still there, which had a date for 1968. And inside the cushions, the pads are dated to comply with 1988 safety standards {does not refer to fire safety though}. So I will email the agents with this information.0 -
So, having disposed of the old one, you want to leave the LL with nothing when you leave. How is that fair?
How is it fair that our LL has provided us with a sofa, smelling of urine and refused to replace it? It's not fit for any future tenants he may have either. And then wants us to leave him a replacement for disposing of it. We shouldn't have to spend time or money on such an essential piece of a furnished rental property.0 -
I'd rather have nothing than a !!!! soaked sofa.
The sofa is 30 years old and doesn't appear to comply with current fire safety regulations. The landlord isn't entitled to betterment and pretty much anything the OP would replace this sofa with would be betterment.0
