Giving notice to landlord, can they make me give 2 months?

    Thanks I wanted to be sure before going back to them again. I gave notice the last week of October that I'd leave by Nov 30th (last day of rental period) but they are saying I'm liable for 2 calendar months rent from notice which is more confusing.

    Edit no nothing about after the fixed term.

    They can say you need to wear a pink hat and dance the cha-cha when you deliver notice, doesn't make it accurate :)

    So it's a SPT not a CPT.

    At least 1 full tenancy period notice ending with the period.

    But I thought you said the tenancy started mid-month so on what date did the fixed term end. If it ended on say 15th then you give notice to 15th as the periodic tenancy will have started on the 16th. Date you pay rent isn't the one the use if it's different.

    Have you also looked where the fixed term is defined, usually near the front of the tenancy agreement. Does it say something like fixed term for 12 months or is or more like fixed term for 12 months and thereafter month to month? Can you post the wording of that bit?

    I paid the part plus full month for the first rent period then monthly on the first after. The agreement covered 12 months plus the 2 weeks.

    Pease quote exact words. By now, given all the replies, you must have realised that tiny differences in the wording can have significant effects on the legal position.

    Please also quote exact dates.
