  • Nope - independent local tradesman in droves have steered us away from repairing it - don't want to get into endless sunk costs with it.

    Re: Gas - even with an exemption cert. several people have now said they'd still need to move it, requiring external work to a 8th storey flat, so high costs and risk of damage to all our flooring which no-one would cover the cost of.

    Electric boiler - preferred tradesman now recommending a combi Elnur Gabarron CMX15 Electric boiler. Re: costs - it's difficult. We only use hot water, so having an on demand, small volume boiler would be preferable. Our flat is so well insulated, central heating isn't necessary. However, people looking to buy the flat might have different needs, and might prefer a gas boiler.

    However, at the very least, they'd look at our flat and see that least the costs of replacement have been done, rather than the ticking time bomb of a Powermax in all our neighbour's flats...

    Seems to be a bit of a damned if we do, damned if we don't situation.
