One more thing - costs are not always transparent, from online or highstreet.
I got an online quote which completely failed to mention two lots of £150 "mortgage redemption fee", and I only queried it when a similar fee was itemised on a less opaque quote form another company.0 -
There are plenty of bad reviews for 1st property lawyers. Just use the search function.
Essentially what they mean by time is that the handlers deal a higher volume of cases and therefore more likely to lead to delays in the buying process.0 -
I've used both recently online to buy and old fashioned small local high street to sell and gosh the difference was staggering.
I was waiting and waiting for the online ones (who were actually a solicitors firm) to do anything. Calls were always a message and they'd get back to me - never did. Letters were way behind the progress although we had an online tracking they never bothered to update it.
Whereas with my local firm i can pick up the phone and speak immediately to the actual solicitor who knows the case and the address i am calling about just from saying my name.
I'll never use online ever ever again.
The financial difference to me was neglible. I almost lost out on our purchase because our online solicitors were wastes of skin !Spelling courtesy of the whims of auto correct...

I used an online conveyancer when I bought my first flat, no chain, no timing issues, I didn't care when I completed so it made sense. It all worked fine and i saved a lot of money.
I'm now buying and selling with a tight deadline, I wouldn't dream of using an online conveyancer for this, every second counts and its not worth the hassle and potential extra cost to save a few hundred quid.
You don't necessarily need a local Solicitor, where they are are is to an extent irrelevant (if you don't mind posting things like ID etc) Your local solicitor could be slow, you just need a good Solicitor who you can call up and speak to, who will answer your calls and emails and that you can get hold of individually.0 -
I've just moved into my first home, and trying to save money thought I'd do the online conveyancing thing as a work colleague recommended them as being reasonable and quite cheap. Turns out it was very very hit and miss. I'm in Scotland, and mine were Glasgow based. Got quoted £600 but go through their Terms of business VERY closely. Mines ended up being £2000 as their charges add up quickly.
Emails were never ever replied to, calls were never answered and they messed up the contract several times. They sent me the contract for execution 3 times with glaring mistakes which then had to be amended and approved by the other solicitors. So the completion was delayed several times. It might have just been a case of bad luck but after this, for any other first time buyer I'd recommend you look to a local solicitor who can talk you through the process in person, as the process can be quite daunting and having someone local to hold your hand through it will be well worth the money IMO.0 -
