I am trying to get a REALLY rough idea how much a loft conversion might cost. I am only looking to add an extra bedroom with ensuite, no dormers, to a semi-detached building. Any ideas?

Location always is an important factor, so estimates are unrealistic.
But with lofts, it all depends on what structural supports are required, and how the stairs will fit. It can make one heck of a difference.
Unless someone posts here who live across the road from you in a similar house, then any estimates are meaningless0 -
It's yet again one of those 'piece of string questions'
Depending, as iamco... quite rightly says, on your location, existing structure, desired loft extension, what sort of fittings, who you get to do the work, I can confidently say it would be between £10,000 and £150,000.0 -
we've jst be quoted £18,000 for a loft conversion with shower room (shower room will need a small dormer), it's currently a 3 bed semi.0

Dommar ~ I was quoted £46K for the same thing! I am in rip-off London of course.0

Here is a rough guide with prices, for the Manchester area:
