Oh AND the house wasn't newly painted when we moved in!!! There are obvious touch up marks on one wall in the check in report...0

I am still waiting for the landlords to submit thier case, then I have to respond and yes I will have evidence to support my case, I have the same evidence they do however! Check in and check out reports and photos ...0 -
You mentioned you had some professional cleaning work done? Surely it's also worth submitting some sort of receipt as evidence as well?

I could yes .. But I've been reading that they will only consider evidence directly in line with the issues raised so clean carpets and oven and gardening work won't compensate for marked walls. I think my evidence simply has to be that yes the walls need repainting - not disputing that but after 2.5 years of normal family wear and tear that's to be expected and funded by the landlord not me! They are not damaged in any way - no chips chunks holes or things stuck to them it's all just marks where I've either wiped fingerprints off and the paint came off a bit or scuffs and patches of wear going up staircases at hand height! I think that's all pretty much the landlords responsibility and he cannot use our deposit to fund it - especially as it was not newly painted when we moved in. I am in disbelief at his nerve, he is just bitter because he wanted us to buy the house off him but we couldn't - he stopped all personal contact after we told him that (we were even guests at his wedding 2 years ago!) he has been awkward ever since.. this is just his way of being petty IMO....0

You cannot do your case any harm by adding evidence of professional cleaning, and it demonstrates your attitude towrads the tenancy so might do some good.
Always better to include too much supporting evidence than too little.
Key is to keep any written submission short and to the point. Don't write a long rambling explanation/justification. Stick to clear short paragraphs or
