    She isn't entitled to the rental income though because she doesn't own the property. She could act as your agent but a 50% fee would really be pushing it. I think 15% for a fully managed property is on the high side.

    Yeah I understand. It's ridiculous but I realise these things are set up to try to reduce tax dodging. Not to worry, I'm sure George will spend my taxes wisely...

    I was quoted 18% for full management of property!

    As far as I can tell HMRC regard property rental business as beginning on first day a property is actually let out; does that mean I can't deduct any expenses incurred before first day?
