Theartfullodger - not sure I want to say 'thank you' for the reality check (just kidding!) but I was basing my estimation of equity on a neighbour's recent sale of SO property. Hopefully mine will realise a similar (if not better!) value.........fingers and paws crossed!

I understand the restrictions etc on re-selling SO as neighbour experienced it all recently but equally I'm sure this property would be desirable to a young family and I'm getting too old and wrinkly to be house-sharing with the HA!

My shared ownership flat was £138k full value when I bought ~5 years ago, and I'm selling for £185k (another non-shared ownership in the same block went for £190k in the summer and my valuation was in April), so although that is in Oxford just because it's SO doesn't mean the value will tank...0
