    The insurer came in and ripped out the kitchen - took out the wet floorboards and laminate a few weeks ago. All been replaced shiny and new. (my insurer not the LL - he alleged that the leak was our dishwasher... we gave up in the end just to have the damp floor fixed)

    So the leak should be dry now.

    that being said i will come back and update in a few weeks and see if we have hit a turning point :)
    Please note I have a cognitive disability - as such my wording can be a bit off, muddled, misspelt or in some cases i can miss out some words totally...

    Hi Mister baxter,

    The house is heated fine (in the fact we use and have the heating on to the recommended 18/20) we ventilated via window latch every room - until we got the dehumidifier of course.

    The heating however is poorly laid out in the fact that the windows are old panes of glass in metal frames and the radiators are on the furthest wall from the big bay windows. The two rooms where we dont have window misting up have the radiators under the windows or on the outside wall.

    this house needs a good 20k spent on it. the roof looks iffy, all the guttering is broken and we have bucket catching water on the front door step and on the sides of the house the windows need replacing. The flat roof to the kitchen has never been maintained.

    As the LL has three kids in uni and uses our rent to pay theirs i doubt he has the will or the funds to fix anything. I am waiting with baited breath for my rent increase which i KNOW is coming as he was saying that he has class fees to cover (i feel like i am putting his kids through uni! :rotfl:)

    i have all my fingers and toes crossed that I get my shared ownership house offered this week so i can be free of landlords.
