    Thanks everyone for their input. I phoned the agent to get answers to a few questions (vender has still not returned papers such as the basic questionnaire so as to be able to evaluate my final offer) and the answers were evasive. The estate agent then proceeded to scold me like a naughty child for even thinking to renegotiate even while clearly understanding it was an epic fail of the survey and how much work was needed to get it safe and habitable. The mortgage value is nil as its unmortgageable. This evasion and attitude clinched it for me. I'm done and will be pulling out of the purchase - it was a risk for me as there's so much more that could have been uncovered once builders got working plus like other posters have said I really don't need that hassle. It's a shame as everywhere else a compromise is needed on space or location in order to be able to afford it, such is the market where I am looking.

    I think you've made the right decision, something else will come up!
    It is NOT easy to live in a house whilst its being renovated # voice of experience time. Everything getting as dirty as heck/endless searches for possessions buried under everything else/clambering over stuff to get to your bed to sleep in at night (that's assuming you haven't been thrown out of your bedroom and are sleeping on the sofa - because its the bedrooms turn to be done).

    This sounds very familiar!
