How much notice do I need to receive before a viewing? Do we need to give permission or be there etc, is it just a formality?

24 hours can be less if you agree but it's a minimum of 24 hours notice required. You don't need to be there if you don't want to be. Make sure the agent or landlord visits with the potential tenants though and does not just give them the keys.:footie:

What sort of viewing are you referring to? An inspection or a viewing for a new tenant?

Any notice, or none at all, is permissable if you agree.
Failing this, 24 hours written notice is generally required. Up to you whether you wish to be there or not.
If you have any strong feelings (eg you want to be there, you want to change the viewing date/time, you do/don't want the LL to use his key in your absence, the first step is a friendly chat with your landlord or his agent, followed by a letter confirming whatever was agreed.0
