Cool water properties - online / high street agent, Bristol

Hi all

Just wondering whether anyone has any experience of the above estate agent?

Thinking of selling my house (in a small village near Bristol, apparently desirable!) and trying to decide between online and high street agents. The high street agents have valued my property fairly similarly (apart from one - possibly the most realistic, who came in 20k or so cheaper) but all said it should sell pretty easily based on location and character. (It's a fairly unique older property). However, all the local agents charge 1.5% and will not budge on this. So I looked at online agents, and found mixed reviews. Then I found the above agent - local, but they offer an online only service or a more traditional service. The traditional service costs 0.75%, so half the cost of a traditional high street agent. Having said that, they don't actually have a high street office as far as I can tell, they just offer accompanied viewings, payment on completion etc. for the 0.75% fee. They seem to be a small company, possibly working from a home address. They also offer an online only service for £595 odd.

So, I'm wondering if they might be a good combination of local knowledge and online pricing / service. I would probably go for the higher percentage fee in order to get good service right up to completion. A quick google doesn't turn up much about them - a small number of reviews, all positive. Maybe too positive. I will get them round to have a look at my house, but was just wondering if anyone here has experience of them, or has heard anything (good or bad) about them?

    The 'in house' estate agents around bristol in my experience are all rather poor as they are so busy and apathetic as everything decent and priced right is selling within 1-2 days so they think don't need to do much. They ignore phone calls and emails with enquiries - even apathetic with people asking to get a viewing. I wouldn't use them personally. If I were you, use the main guys for the valuation part, taking a mean average. and then list yourself on rightmove taking your own pics or use somewhere like purple bricks who I found to be good.

    seeing as the market is so fast around here most buyers will be looking online and rarely if ever stepping into an office on a regular basis except perhaps to first register interest in buying in the area, so I wouldn't pay extra for a high street agent as it's worth very little imo
  • Thank you, that's pretty much what I thought about high Street agents.

    However, last time I looked into it (a couple of years ago now) private individuals couldn't list on right move etc directly? Hence my thinking about online agents.

    Purple bricks do seem to have quite a good reputation. But are they still helpful once they have your money?
  • I can't answer that ... I've only seen how they operate as a buyer. I'm looking in bristol area at the moment. I think Sarah beeney's company tepilo let you list for about £595 on rightmove and zoopla.
