Received worrying house survey-any thoughts/experience?

We'd been waiting for what felt like forever to receive our home buyers survey and valuation from Colleys for our Halifax mortgage.

Got it today and now I'm worried. Can anyone let me know what they think of this?

MATTERS AFFECTING VALUE:
-There is evidence of dampness to ground floor walls and timbers in contact may be defective.

-Aspects of the electrical installation give cause for concern

-Parts of the property are thought to contain asbestos (roof)

-There is evidence of cavity wall tie failure and repairs are necessary.

House is 65 years old.

Is it worth going ahead or is looking like a bit of a money pit? I'd love some advice/comments.

    House is 65 years old, houses of this age often need work.

    Get an electrical check, see what the problems are and the cost to rectify.

    Find out more details about the asbestos, some is quite safe if left alone.

    Wall ties are relatively inexpensive £2-300

    No house will be without issues, part of home ownership is maintainence.

    This suggests the Damp Proof Course is missing or defective.


    -Aspects of the electrical installation give cause for concern
    Could be minor or could require a complete rewire for several thousands

    -Parts of the property are thought to contain asbestos (roof)
    Depends on the type of asbestos and whether it's intact. If you go ahead you probably need an asbestos survey

    I would advise what I did with my first house.
    Ring the surveyor and ask what exactly they are saying with each of those statements. More importantly ask the surveyor whether in your shoes they would buy the house.

    I still haven't cracked the multi - quotes!

    Srveyors' reports are often full of pessimism and despondancy. but you can use this as a lever to get the sellers to lower the price.

    The cavity wall-tie failure is a standard feature; it means 'I can't see them so I'll say they might be defective so my posterior is covered'.
