I have bought and kept tenants in situ, it worked well. I met with them, agreed the rent (they were paying well below market rent), vendor returned their deposit I retook it and did the documentation etc.

The only issue was the inventory but they were good tenants, stayed another year and I returned all their deposit.

All worked fine, I didn't have a void, they had their home.
