Granny annex wanted

Dear All
I am in the process of building a granny annex on the side of our house, which is throwing up all sorts of questions, problems and head scratching?
I would love to hear from anyone else thinking about building one or who is in the process of building one to swap hints and ideas?
Will be grateful for any help

    I'd suggest you give a bit more detail on the " questions, problems and head scratching".

    Are these construction related? Techincal? Or to do with identifying reliable builders? Architects? Is your problem to do with forming a water-tight contract with a builder? Is your head scratching to do with Planning consent? Council tax? Are you thinking of letting it out and wondering about tenancies?

    Give us a clue and you might get constructive replies........
  • I wouldn't be building it as a Granny annex, just build it as a extra rooms extension, with bathroom. Once you add that 2nd kitchen, the council will want their pound of flesh every year in a 2nd council tax bill.
    You can always add a kitchen at a later date when it's finished.

    If granny is a dependent relative then the 2nd CT bill is zero.

    Applying for building regs for 2nd kitchen will trigger an inspection for a second dwelling
    If you are querying your Council Tax band would you please state whether you are in England, Scotland or Wales

    Can someone explain to me the 2nd C/Tax thing ...

    If you are adding another kitchen, I get it, that's like having two dwellings. But how can it be added to the council tax register when there is no second address (like 27A) and only one front door?

    I used to work for the council and had some dealings with Council Tax and every record had to have a Unique Property Reference Number attached to it. If Royal Mail did not hold an address (like 27A) for the annexe then it could not be added, hence no Council Tax record and nothing to pay ...

    Also, if you were wanting to add a kitchen to an annex, couldn't you just call it a utility room to get round the inspection thing.
