    You are right harz , about not assuming anything .
    Question is , do I contact estate agent now or wait for solicitors instruction? Bearing in mind that the survey only came today.

    When I sent solicitor the survey, I mentioned the boiler and flooring.
    Maybe the estate agent will call me , as they need to know what's going on .
    It does look,like I should get the survey printed out and then have another look inside. That's only part of it as I mentioned a while back
    The lease etc may be problematic .
    I'll,wait for now


    No don't wait, time to be proactive, especially as this gaff is now potentially less than perfect. The longer you wait the less time you will have to find somewhere else if needs be.


    Being blunt (again) I'm surprised you didn't see some of this stuff when you were looking around the flat, opening windows and running water, flushing toilets etc. is basic stuff, and the boiler position and paperwork should have been questions at the start, not now.


    Ring the EA as I suggested and also sort out a gas engineer pdq.


    Oh, and nearly forgot the obvious one, start looking at RightMove again just in case.

    Tomorrow is the day , I speak to the company that sent me survey . I paid extra for a valuation . Then the estate agent .
    I have looked again on rightmove just in case .
    The landlady knows builders and plumbers no doubt .
    Might be expecting too much :)

    I initially offered £162,500, before increasing my offer .
    I'll sleep on it . I think the phone will be ringing a lot tomorrow .
    All part of the moving process :)
  • Hey AC. Well the survey was always going to throw up some things on an older conversion like this, the main thing is not to panic. At the end of the day, you can ask your solicitor not to submit request for searches yet while you wait for the sellers pack and give yourself time and space to breathe and gather your thoughts.

    Seems to me the immediate things are:
    Answers about the boiler. Sellers pack should have some details about test certificates etc - and you need some specialist advice on where it could be repositioned etc

    In light of the second bedroom not actually being a bedroom, is the price is as good as you originally thought?

    Don't worry about missing some things on your original viewing. Happens to the best of us - you've been sensible so far with surveys, solicitor you know and trust.

    The kitchen, knocking down walls, shower room - are they wants rather than musts and is the price right if you feel you really want that work doing?

    You seem calm and focused - all part of the moving process like you say :)

    Looking at things again, I think that the survey is not too bad.
    The survey was thorough enough. Sometimes when you see the things listed , you think the worst .
    In reality , it's just the boiler and a few air bricks for the floor.
    More or less.
    My mind has been overactive, and tbh if the boiler was ok the place is more or less in move in condition .
    The surveyor did say that the faults could be tackled as and when except the boiler.
    I know a fool and his money are sooon parted.
    However, I was thinking of getting a few things done before I move in
    ( providing I agree to go ahead of course).
    Looking at the fuller picture , it's probably best to do the minimum stuff like change the border tiles. In the bathroom.Maybe change the cupboards in the kitchen if that can be done . Sort out the cistern .
    If. The flooring is already wood, then I just might see what can be done . Might even be best to leave carpet on .

    I'll mull it over, with the points you have raised also.

    Im good thanks AC. Although I don't always comment, I always read your thread. Been pretty busy getting quotes myself for new bathroom and kitchen!

    I thought your kitchen looked okay on the pics. Maybe worse in real life (?) but certainly not a must do imo.

    My fuse box is 15 years old and needs replacing if I get some work done in the house as there are new regs. I was shocked because it still looks new but pretty much any fuse box over 10 years old would have the recommendation to update - the main thing is to find out again must do or good to do. Sellers pack should have info on last time electrics were tested.

    Has the seller returned that yet? I wouldn't pay any money out on major solicitor costs for searches until you've had that to look through. You can ask the seller to send the certificates and guarantees on the back of what they put in there. Maybe it's just me, but I'm not sure I would be going to the EA asking them to chase certificates etc. That's all part of the seller pack and should be done through solicitors.

    Hi AC just my four pennorth but nothing you've mentioned survey-wise sounds like a showstopper to me. And as you're a cash buyer you don't have to do any work you don't want to. Personally I'd get the electrics checked and probably move the boiler but that's just me. I'd be getting quotes for those 2 basics now while you've got the dosh.
    A lot of people spend much much more on kitchens than is necessary or sensible imho - and I'd always want to live in the place before deciding on new layout etc.
    I see lesson learned has reservations on your behalf but I think she may have perfectionist tendencies ��
    Looks like a smashing flat at a decent price in the right place for you.

    Lovely location but I thought LL's comments on room sizes being on the very small side were worth considering. I'd want at least one spacious room. When will you be going again to take another look?
