Hi all, I've been reading this thread from the start.
I just popped in to query the boiler moving. Don't they have to be on outside walls, due to the flue? It looks like the only outside walls are the bedrooms and the window wall of the living room.
I'm not sure there is anywhere else to put the boiler.
It's a nice flat though and I love the bay windows.
Haven't seen the pictures but that was my point. Probably that bedroom really was the most logical place to put the boiler at the time.
I see loads of houses with boilers in bedrooms. My sister house still has the boiler in the second bedroom where her daughter sleeps. It would cost a small fortune to move it. It has a carbon monoxide detector, it is serviced regularly, it is fine.0 -
Thanks again
The boiler is placed below the window in the small bedroom .
There is a flue in place above the left hand cupboard in the kitchen,
which is where it used to be. Mr. Surveyor is wondering why it was moved from there .
He mentioned it in his report many times .
The word " Dangerous " appeared more than once also.
"Do not exchange contracts until it has been expected thoroughly "
"Health Hazard " was also mentioned . ..0 -
So the boiler is low on the wall behind the bush at the side in the main picture:

Very strange. Despite the waffle from the surveyor, he is right to say it needs checking out before exchange, that location for a boiler raises a lot of questions in my mind too.
So, first job is get a qualified Gas Engineer to meet you and go over the whole thing with him/her.
PS' I hope "expected thoroughly" was a spelling error on your part and not his!0 -
Thanks for the link harz.
Yeah very strange. Investigate further.0 -
Just thought of something : where the gas cooker is located in the kitchen . The wall is on the reverse side of the living room.
Not sure if that's anything to do with it . Then again , the boiler was in the kitchen ...
Not sure if there 's anywhere else to put it .
Having said all that, I prefer the flat I'm in at the moment .
Everything's electric . I'd imagine it'd cost way too much to change everything from gas to electric ..0 -
Hi AC, do you have a record of when the boiler was last serviced and age of boiler etc, it may be that you can reuse it when remodelling the kitchen rather than totally replace.
i'm with LL on thinking that £15 will not cover a new kitche, bathroom, flooring and knocking a wall down
Please please don't over stretch yourself - would hate to see you not being able to pay off all the debts because of overspend0 -
You need to move down near me AC - the most southerly point in Britain and we don't have mains gas.Debt free and Keeping on Track0

Mr. Surveyor thinks it is in breach of regulations, but the positioning of the flu is dangerous.
" you may be asked to reposition the boiler".
The word 'may' , doesn't sound so bad now . However, when he spoke to me, he insisted the boiler should be moved.
He also of course, said that the room has minimum purpose and no real furniture could go in there etc0 -

I'm wondering if the boiler was moved due to the proximity of the next building along the street being too little under regulations to allow the flue to be sited on that wall!
As before, gas engineer quick!0 -

No , I won't go crazy spending , but I do have a certain amount put aside to ensure I enjoy the new abode.
Maybe the boiler needs to be changed ? As you say , if the boiler can be moved and there's nothing wrong with it then all the better.
I would summise that my solicitor will have already have requested a gas safety check/ Epc cerificate etc. Usual fare .
I would imagine for peace of mind , it would be wise for me to get proper examination of boiler. Also to request a discount as it's costing me more cash before I set foot in the place again.0
