    From my experience of student houses (although it is now getting on a decade since I started...), these things generally work themselves out. So for example, I probably stayed away from my house as many nights as my boyfriend stayed over. Sometimes people had 'guests', be they boyfriends, friends who lived outside of the city (with parents) and needed somewhere to crash or in the case of one of my friends, someone who worked night shifts at the local hospital and then had a 3pm lecture with me so it was easier for her to get sleep at my house than drive to her parents home and then drive back tired. If you rent the room, my attitude would be that you can do what you want in it and have as many guests as you like. I don't really see what your LL can do if it's not mentioned in your contract.

    edit: I should say that me and my flatmates tended to be much more tolerant of each other if having a guest meant that the person then gave the entire place a good clean. What would have annoyed us would be if the guest was messy, noisy or ate other people's food.

    Personally I don't care how many friends they have to stay, but the other tenants might.

    Hence the rules.

    Goes against the very principles of tenancy law.
  • No I realise what you're saying, and as stated I personally don't care.

    But have had occasions where other students in same household do care.

    Hence the rule, which, so far, they have adhered to.
